Solds In Shenandoah Estates from 1/2008 to 12/2008 revealed:
Average Sales Price: $200,524
Average Sold Price Per Sq. Ft.: $89.68/sf
Median Sold Price: $205,000
Average Days On Market: 89
Number Of Sales: 68
Solds In Shenandoah Estates from 1/2009 to 12/2009 revealed:
Average Sales Price: $196,030
Average Sold Price Per Sq. Ft.: $89.48/sf

Therefore, based on the “median sale price barometer” within Shenandoah Estates, the barometer used by the National Association of Realtors, the market direction increased from 2007 to 2008 but declined from 2008 into 2009. However, the 2009 median sales price at $196,500 is still higher than the 2007 $190,000. The gap between the high and low median sales prices was $15,000. The Aveage Sold Price Per Sq. Ft. only varied $4.14/sf within this 3 year period, which shows a fairly tight, supportive market.

Tony Zito (Zito Real Estate Group Baton Rouge) has some interesting new numbers regarding comparisons of 09/2008 versus 09/2009 showing a +46% increase in home sales (374 vs 547). While this is positive, one must remember that in 09/2008, there was a sharp decline of home sales due to Hurricane Gustav. The 09/2009 are encouraging at 547 home sales for the month, shows this market is improving. 09/2007 numbers were 655, so we’re only off 16% from the 2007 highs…..VERY ENCOURAGING!
Actives and Pending aren’t moving significantly. Actives/Pendings on 9/5/09 were 3694 and 1057. Actives/Pendings on 10/5/09 were 3647 and 1006.

“The Local Market Monitor, a national real estate market assessment firm, says Louisiana is one of only five states to show an increase in home prices in the past year. With a 3.1 percent gain, only New York (3.88 percent) and West Virginia (5.27 percent) outpaced Louisiana’s housing market gains. The report shows that while the Housing Price Index nationally fell 10.2 percent, Louisiana’s overall HPI rose 3.1 percent.“

“Baton Rouge home prices were up 2.4% in March, compared to the year before, another sign of market stability in the wake of a national housing downturn. The modest increase was a little worse than the February numbers from First American CoreLogic’s Home Price Index. In February, Baton Rouge home prices were 4.14% higher than what they were in February 2008. Nationally, home prices were down 11.5% in March when compared to the year before. In Louisiana, home prices were up 1.76% in March, the third-highest appreciation rate in the nation. Only West Virginia (7.45%) and South Dakota (1.95%) were higher. First American bases the HPI on public records sources such as property sales, tax assessments and mortgage filings. First American notes that 44 states had price declines in March, compared with 30 the year before, and the number of states posting double-digit price drops went from seven in March 2008 to 14 in March 2009. First American notes that U.S. home prices, which peaked in July 2006, have fallen more than 22% and are at their lowest point in five years.”
