Here’s an interesting video by Jay Papasan, an executive of Keller Williams Realty. We see “Jay” on the month “This Month In Real Estate US: November 2010″ videos on YouTube. In this video, Mr. Papasan explains why some houses just sit there on the market while others sell, which is an appropriate topic for locals now that the expiration of the Federal tax credit means a lot homes locally are just sitting.
I thought his explanations were helpful explanations. The visual displays of these concepts of his x/y axis were helpful as well.
I’m curious to hear the experience of both home owners and real estate agents as to what if Mr. Papasan is explaining is reality locally? Any ideas on what it would take for homes to sell faster? Are locals just waiting for a bottom before buying or is there something more going on in their psyche – more of a concern about what’s taking in Washington, DC than a concern for the Baton Rouge economy maybe?

As the map above illustrates, I recently learned how to use Google Maps to Geocode some of the home addresses I’ve been appraising. This process created a “Geographical Competency Map” illustrating my competency to appraise homes in certain local housing markets. In an HVCC era, this helps me to prove that I’m “geographically competent” to appraise homes locally and that I’m not traveling 50 miles out of my normal marketing area or beyond my market competency.
Question: If you as a local real estate agent created such a map to show to your listing prospects, would it help you earn more listings? I think it would!

I was appraising a home in University Gardens on Saturday and noticed a substantial amount of renovations projects taking place along with these two new homes under construction on corner lots back-to-back below. It appears the trend in this market is to stay put and renovate or add-on and renovate and/or demolish and build new.

1.) 62% of home sellers only interviewed one agent before listing their home.
2.) 19% of home sellers talked to three agents before they selected one
3.) 22% were more interested in determining the list price that would make their home competitive than any other service a listing agent would provide.
4.) 1% thought professional designations were important when picking their agent. The other 99% didn’t see the value to be of consequence.
5.) 3% found picked their agent by walking in or calling a real estate office and speaking to the agent who had floor duty at the time they called.“
