Lil Boosie Baton Rouge Home Photos In Centurion Place, Home To Be Auctioned Off

http://batonrougerealestateappraisers.net/ – Lil Boosie Baton Rouge Home To Be Auctioned Off, Photos In Centurion Place

According to online news sources, the East Baton Rouge Parish Sheriff’s Office has announced that it will sell the rapper’s home for failure to pay a $375,000 writ on the home owed to Flagstar Bank. Lil Boosie, real name Torence Hatch, remains imprisoned awaiting his murder trial. This home was purchased in 10/2007 for $547,731, which at that time was an incredibly high price for a home in Centurion Place. Before Boosie paid $547,731 for this home, it had been on the market for 473 days, which should have been an indication this home was greatly overpriced. Currently in GBRMLS, this home was listed for $499,000 on 9/16/2010, reduced to $399,000 on 2/15/2011 and was pending as of 3/4/2011 after 170 days on the market. I guess that since this home has been pending now for over 2 months, the East Baton Rouge Parish authorities don’t see an indication that this home will close in time for the auction, not exactly sure.

Baton Rouge Real Estate Appraisers: Why do some houses sit on the market while others sell?

http://www.batonrougerealestateappraisal.com/ – Baton Rouge Real Estate Appraisers: Why do some houses sit on the market while others sell?

Here’s an interesting video by Jay Papasan, an executive of Keller Williams Realty. We see “Jay” on the month “This Month In Real Estate US: November 2010″ videos on YouTube. In this video, Mr. Papasan explains why some houses just sit there on the market while others sell, which is an appropriate topic for locals now that the expiration of the Federal tax credit means a lot homes locally are just sitting.

I thought his explanations were helpful explanations. The visual displays of these concepts of his x/y axis were helpful as well.

I’m curious to hear the experience of both home owners and real estate agents as to what if Mr. Papasan is explaining is reality locally? Any ideas on what it would take for homes to sell faster? Are locals just waiting for a bottom before buying or is there something more going on in their psyche – more of a concern about what’s taking in Washington, DC than a concern for the Baton Rouge economy maybe?

You can follow Jay Papasan on Twitter at @jaypapasan, and on Facebook @ http://www.facebook.com/jaypapasan . Mr. Papasan is also coauthor of The Millionaire Real Estate Agent, The Millionaire Real Estate Investor & SHIFT.

Baton Rouge Real Estate Agents: Would A Geographical Competency Map Of Your Previous Listings Help You Earn More Listings?

http://www.batonrougerealestatebuzz.com/ – Baton Rouge Real Estate Agents: Would A Geographical Competency Map Of Your Previous Listings Help You Earn More Listings? If you’re an experienced agent, it certainly would by adding hundreds of red labels on a Google map.

baton rouge real estate agent geographic competency map

As the map above illustrates, I recently learned how to use Google Maps to Geocode some of the home addresses I’ve been appraising. This process created a “Geographical Competency Map” illustrating my competency to appraise homes in certain local housing markets. In an HVCC era, this helps me to prove that I’m “geographically competent” to appraise homes locally and that I’m not traveling 50 miles out of my normal marketing area or beyond my market competency.

Question: If you as a local real estate agent created such a map to show to your listing prospects, would it help you earn more listings? I think it would!

I learned to create such a map by watching this video below and checking out REBliss.com’s How To Use Google Maps to Show Your Geographic Competency.

Video: 10 Ways Baton Rouge Real Estate Agents Create Deeper Engagement On Facebook

Real Estate Appraisers Social Media Marketinghttp://www.batonrougerealestateappraisal.com/ - 10 Ways Baton Rouge Real Estate Agents Create Deeper Engagement On Facebook

Frances Flynn Thorsen has written an article on Real Estate Agent Facebook marketing that I wanted to share with my local Baton Rouge Real Estate Agent readers. Her article is located here!

Here’s Tip #1 out of 10:

Go deep, not wide with your social media presence. Recent studies report deep brand engagement correlates with financial performance. Real estate agents new to social media often make the mistake of setting up profiles at every social media platform they read about or hear about in technology classes. There are three platforms that real estate agents can use in tandem to maximize their exposure: Facebook, LinkedIn and one or more consumer-facing real estate social sites – Trulia Voices, Zillow Discussions, and Yahoo! Answers. Add additional platforms as time permits.”
