<p>&#8220;<em>Baton Rouge is ranked second by Southern Business and Development magazine among the top 10 mid-markets of the decade, based on the amount of new and expanded project wins over the last 10 years. Some of the notable projects in the top-10 issue include: Albemarle, Electronic Arts, SNF Holding Company and The Shaw Group. Project wins that affected rankings must have consisted of 200 or more jobs and/or $30 million or more in capital investment. Huntsville, Ala., was the only city to top Baton Rouge.</em></p>

<p><strong>In a one paragraph report, the <a href="http://www.businessreport.com/archives/real-estate-weekly/2010/feb/16/1470/" target="_blank">Baton Rouge Business Report </a> is reporting the following:</strong></p>
<p><em>&#8220;The 2009 foreclosure rate in Baton Rouge ranks among the lowest 25% for U.S. metro areas, according to a new report. Baton Rouge had the 157th highest foreclosure rate among 203 U.S. cities, according to RealtyTrac, which follows the market for seized homes. One out of 121 homes in the Capital Region was involved in the foreclosure process in 2009, a 139% jump from the year before. RealtyTrac warns the actual increase may be due to improvements or changes in reporting techniques. Three other Louisiana cities had lower foreclosure rates than Baton Rouge: Shreveport was ranked 163rd, with one foreclosure per 140 homes; Lafayette was 170th, with one foreclosure per 183 homes; and Houma-Thibodaux was 193rd, with one foreclosure per 363 households. Nationally, the foreclosure rate averaged one for every 45 households. Las Vegas and Fort Myers, Fla., were the two weakest markets, with one out of every 8 homeowners facing foreclosure during 2009.&#8221;</em></p>

<p>The <a href="http://www.businessreport.com/" target="_blank">Baton Rouge Business Report </a> is reporting on November home sales numbers <a href="http://www.businessreport.com/archives/real-estate-weekly/2009/dec/15/1365/" target="_blank">here</a>!   According to the article, November sales were up 38% locally.  Here&#8217;s a snippet from their report:</p>
<p>&#8220;<em>There was a 38% increase in the number of homes sold in the Capital Region during November, compared with the year before. There were 576 houses sold in November, according to the Greater Baton Rouge Association of Realtors Multiple Listing Service, compared with 417 in November 2008. Average sale prices were down 3.4%, from $185,622 in November 2008, to $179,272. Livingston Parish saw the biggest improvement in sales, with 145 homes sold in November at an average price of $157,954. That&#8217;s nearly double the 76 sales that happened last year, at an average price of $144,558. East Baton Rouge also saw a jump in home sales, from 232 in November 2008, to 307</em>.&#8221;</p>

<p><strong>From Wells Fargo Mortgage:</strong></p>
<p>Tami Luhby, with CNNMoney.com, is reporting that Congress Extends Homebuyer Benefits!  Bill Extends Homebuyer Tax Credi Into Next Year.  Here&#8217;s a snippet below:</p>
<p>&#8220;NEW YORK (CNNMoney.com) &#8212; New homebuyers are poised to see the $8,000 tax credit extended into mid-next year.</p>
<p>
The legislation extends the $8,000 homebuyer tax credit to contracts signed by April 30 and closed by June 30. The controversial credit, which many say has boosted home sales in recent months, was set to expire after Nov. 30.</p>
<p>
The bill also creates a $6,500 credit for those who buy a home after living in their current house at least five years. That measure would apply to contracts signed by April 30 and closed by June 30. The current credit defines a first-time homebuyer as someone who has not owned a residence within the past three years.</p>
<p>
The credit would be available only for the purchase of principal residences priced at $800,000 or less.&#8221;</p>

<p>&#8220;<em>A new report says Baton Rouge home prices dropped 0.41% in August from the year before. First American Core Logic says the local Home Price Index was down from August 2008, after a 0.8% increase in July. That local decrease is much better than the 10.1% drop reported in First American&#8217;s national index in August. Louisiana&#8217;s index was down 3.9% during the month. First American predicts U.S. home prices will hit bottom in March, because of the increasing number of homes entering the foreclosure process and the expiration of a tax credit for first time homebuyers &#8212; although members of Congress are working to extend the credit into next year. By August 2010, First American projects the home price index will be up 4.6% nationally and 0.51% in Baton Rouge</em>.&#8221;</p>

<p>The Baton Rouge Business Report&#8217;s Real Estate Weekly just announced the results from their Poll.   Here are the details are directly quoted,</p>
<p>&#8220;<em>Fifty-one percent of people who participated to a Real Estate Weekly poll say the strongest housing market is in the $175,001 to $250,000 range. Thirty-five percent of respondents to the online survey say the $175,000 and under range is doing the best, while 10% selected the $250,001 to $350,000 range. More than 125 people participated in the survey.&#8221;</em></p>

<p><em>&#8220;Baton Rouge-area home prices dropped by 0.54% in April when compared with a year ago, but Louisiana reported the third-biggest jump in average state prices. According to First American CoreLogic&#8217;s Home Price Index, the modest drop in home prices comes after a 4.14% increase in Capital Region home prices that happened in March. Louisiana reported a 3.1% increase. Only West Virginia (5.27%) and New York (3.88%) had more of a monthly improvement. Nationally, home prices were down 10.2% for April, the smallest annual decrease First American has seen this year. The modest increase was a little worse than the February numbers from First American CoreLogic&#8217;s Home Price Index. In February, Baton Rouge home prices were 4.14% higher than what they were in February 2008. Nationally, home prices were down 11.5% in March when compared to the year before. In Louisiana, home prices were up 1.76% in March, the third-highest appreciation rate in the nation. Only West Virginia (7.45%) and South Dakota (1.95%) were higher. First American bases the HPI on public records sources such as property sales, tax assessments and mortgage filings. First American notes that 44 states had price declines in March, compared with 30 the year before, and the number of states posting double-digit price drops went from seven in March 2008 to 14 in March 2009. First American notes that U.S. home prices, which peaked in July 2006, have fallen more than 22% and are at their lowest point in five years.&#8221;</em></p>
