As the map above illustrates, I recently learned how to use Google Maps to Geocode some of the home addresses I’ve been appraising. This process created a “Geographical Competency Map” illustrating my competency to appraise homes in certain local housing markets. In an HVCC era, this helps me to prove that I’m “geographically competent” to appraise homes locally and that I’m not traveling 50 miles out of my normal marketing area or beyond my market competency.

Question: If you as a local real estate agent created such a map to show to your listing prospects, would it help you earn more listings? I think it would!

The Advocate Newspaper and Chad Calder are reporting “BR-area home sales see gain in March“, click on the link to read the entire article. Below is a snippet:

“The number of homes sold in the Baton Rouge metro area rose slightly in March, though the first quarter was down 2 percent.

The March bright spot is largely due to an increase in Ascension Parish.

The figures, compiled by the Greater Baton Rouge Association of Realtors, account for about 85 percent of the market in the eight-parish area.

Realtors sold 600 homes in the metro area in March, 1 percent more than the 594 sold in the same month last year. Dollar volume in March was up 2 percent to $118.0 million.

The quarter, however, still reflects the downward trend that has characterized recent years. There were 1,406 homes sold during the first three months of the year, compared to 1,431 the year before.

Dollar volume was also down 2 percent to $270.3 million for the quarter.“

In a one paragraph report, the Baton Rouge Business Report is reporting the following:

“The 2009 foreclosure rate in Baton Rouge ranks among the lowest 25% for U.S. metro areas, according to a new report. Baton Rouge had the 157th highest foreclosure rate among 203 U.S. cities, according to RealtyTrac, which follows the market for seized homes. One out of 121 homes in the Capital Region was involved in the foreclosure process in 2009, a 139% jump from the year before. RealtyTrac warns the actual increase may be due to improvements or changes in reporting techniques. Three other Louisiana cities had lower foreclosure rates than Baton Rouge: Shreveport was ranked 163rd, with one foreclosure per 140 homes; Lafayette was 170th, with one foreclosure per 183 homes; and Houma-Thibodaux was 193rd, with one foreclosure per 363 households. Nationally, the foreclosure rate averaged one for every 45 households. Las Vegas and Fort Myers, Fla., were the two weakest markets, with one out of every 8 homeowners facing foreclosure during 2009.”

“At least 50 percent of the units of a project must be owner-occupied or sold to owners who intend to occupy the units. For proposed, under construction or projects still in their initial marketing phase, FHA will allow a minimum owner occupancy amount equal to 50 percent of the number of presold units (the minimum presales requirement of 50 percent still applies).

No more than 15 percent of the total units can be in arrears (more than 30 days past due) of their condominium association fee payment.

Projects consisting of three or less units will have no more than one unit encumbered with FHA insurance.

Projects consisting of four or more units will have no more than 30 percent of the total units encumbered with FHA insurance.”

“You know you hate it. You’re at a listing and fighting that measuring tape to go where you want it, how you want it, and stay in place. Agents meet the Sonar Ruler. This new iPhone App can measure distances of up to 60 feet by sending a short pulse (more like a clicking noise) to the wall of what-have-you and measuring how long it takes to return to the phone…and it’s pretty darn accurate. I wouldn’t measure inches with it by any means, but for measuring smaller rooms this inexpensive app allows you to get a very close estimation, which you’re more than likely going to round anyway. I still haven’t found a cheap solution for larger rooms, so you’ll probably still need your tape measure if the home’s got good sized living space, but for your typical bedrooms the Sonar Ruler iPhone App is just the ticket.”
